What’s Included in Your Inspection
Clear, straightforward information on what we inspect, what we don’t inspect, and how our inspections are performed.
Our inspections follow the Arizona Board of Technical Registration Standards of Practice and are designed to provide a clear, honest evaluation of visible conditions at the time of inspection.
Standards of Practice
All Arizona inspections are performed in accordance with the Arizona Board of Technical Registration Standards of Practice. These standards define the scope and limitations of a home inspection and help ensure a consistent and professional evaluation.
What We Inspect
- Structural Components: Foundation, visible framing, crawlspaces when accessible, and visible structural concerns.
- Roofing System: Roof covering, flashing, penetrations, drainage components, and visible signs of wear or damage.
- Exterior: Stucco, siding, trim, doors, windows, grading, drainage, and visible exterior conditions.
- Plumbing: Water supply, drain lines, fixtures, water heater, visible leaks, and general function.
- Electrical: Main panel, breakers, visible wiring, outlets, switches, and general safety concerns.
- Heating & Cooling: HVAC systems operated using normal controls and evaluated for general performance.
- Interior: Walls, ceilings, floors, doors, windows, and visible interior defects.
- Attic: Insulation, ventilation, and visible framing when accessible.
- Garage: Garage doors, safety features, and general operation.
- Built In Appliances: Installed appliances operated using normal controls for basic function.
How Our Inspections Are Different
We do not just document issues. When possible, we take the time to better understand conditions so you are not left guessing.

Important Limitations
This is a visual, non invasive inspection. We do not open walls, ceilings, or sealed systems. We do not move personal belongings, perform destructive testing, or predict future performance of systems. Some areas may be limited due to accessibility, safety, stored items, or site conditions.
What Is Not Included
- Termite or Pest Inspections: We recommend a separate termite inspection from a licensed pest control company during the inspection period.
- Code Compliance: This is not a code compliance inspection. Homes are evaluated based on visible condition, not current building standards.
- Hidden or Inaccessible Areas: We cannot inspect areas that are blocked, covered, concealed, unsafe, or not readily accessible.
- Specialized Systems: Septic systems, wells, solar systems, security systems, low voltage systems, and similar specialty systems are outside the scope of a standard home inspection.
