What exactly is included in a Home Inspection?
A home inspection is a non-evasive visual examination of accessible areas within the standards of procedures of the Arizona BTR or Nevada Real Estate Division. Basically we are locating major defects or potential defects down the line that can affect the home adversely. Additionally we are looking for safety issues.
What is not included in a Home Inspection?
We do not inspect areas that not accessible or safe to enter. We are not code compliance inspectors. The Home Inspection is not technically exhaustive. We will not operate certain components; Nor will we dismantle or repair any potential defect or diagnosis to a defect. We will inspect and make recommendations based on evidence presented.
How long does an Average Inspection take?
3-4 Hours, Depending on age and square footage of the home and/or additional services are needed.
When will I receive my Report?
Within 24 hours you will receive a full report with pictures and recommendations. Generally the same day as the Inspection is done you will receive a digital report.
Am I allowed to attend the Inspection?
Absolutely! You are encouraged you join in on the Inspection and ask questions as needed. This is probably the biggest purchase you will ever make and you need to have your peace of mind during the whole process.

- Exterior - Wall cladding, foundation, outdoor plumbing, irrigation if available.
- Roof - Roof covering materials, structure, drainage, sheathing.
- Garage - Vehicle door, conventional door, electrical, plumbing if available.
- Electrical - All Panels are opened and Inspected. All or most receptacles are tested. GFCI/AFCI is tested. Safety.
- Plumbing - Checking for leaks, functional drainage, functional flow.
- HVAC - Does not include evaporative cooler.
- Attic - Roof framing, insulation, ventilation, other attic discrepancies and anomalies.
- Interior - Doors, windows, flooring, walls, ceiling.
- Kitchen - Most appliances. Ice maker is not inspected.
- Laundry Room - Checking for dryer vent installation and discharge point. Checking supply lines for leaks. Appliances are not operated typically.
- Crawlspace - Foundation, piers, soil, tie-downs, leaks, floor insulation, moisture/vapor barriers.
